"rough painted" look using brushes in PS

know this is probably a project best handled in painter, but i was hoping to find a way to do it in photoshop CS with a pen tablet and some advice on what brushes/settings work best:

i’m trying to get a look of a wall that has been halfway painted, sort of like when you paint a wall and just do the center, and leave the trim areas undone and rough, showing the brush or roller marks where the roller/brush ran out of paint.

i’ve been trying several brushes and opacity/flow settings, but i can’t seem to get something subtle enough to mimick this.

misterretro.com has some great ps filters for getting the crackled, spattered, rough look. only $32.
